Chelan County PUD Commissioners received an update on the Fifth Street and North Wenatchee Avenue headquarters redevelopment project at Monday's meeting.

"We started out with a community open house, we engaged our advisory groups and working through a visioning workshop," said Dan Frazier, shared services director. "We conducted a market analysis on some of the ideas."

A market analysis revealed three different sectors are compatible with the site: nonprofit focus redevelopment, commercial focus redevelopment and a residential focus redevelopment. The property is considered a future mixed use development opportunity.

"In order to get the property ready for sale, there's quite a few tasks we have to do," said David Lodge, project manager. "That includes developing a parcel plan...developing a utility plan to serve all of the different parcels that could be under different ownership. And doing property due diligence, such as environmental assessment."

According to Lodge, other upcoming steps include developing an infrastructure improvements plan, establishing design standards, preparing parking and circulation flow for the property and preparing a marketing plan.

The project started in 2019 and will be a product of a partnership between the PUD, Chelan-Douglas Regional Port Authority and the city of Wenatchee. The PUD did engage with its partners, Wenatchee Downtown Association and the Wenatchee Valley Chamber of Commerce, in the process as well.
